After seeing the presentation of Master Plan-2031, the high level committee of the government had given instructions to mark TOD zones on both sides of the metro route corridor and include them in the master plan.

In such a situation, preparations are underway to declare Transit Oriented Development (TOD) zones on both sides of Metro Red and Blue Line in Ghaziabad.

Five Floor Area Ratio (FAR) can be given by doing mixed land use up to 500-500 meters on both sides of these routes, so that residential and commercial activities can be done here.

In such a situation, a report is being prepared by conducting a survey on both sides of Metro Red Line from Shaheed Sthal New Bus Adda to Dilshad Garden and Blue Line from Vaishali to Kaushambi.

Along with this, places up to 500-500 meters on both sides are being marked and shown in the master plan. So that this report is fully prepared before this board meeting and this proposal is included in it in the proposed board meeting in July and taken forward.

By providing additional FAR on both sides of both the phases of the Metro, high-rise buildings with mixed land use will be constructed on small plots.

From Metro Phase-II Dilshad Garden to Shaheed Sthal New Bus Adda, there are mostly small plots on both sides, on which most of the construction has been done at present.

When the above area is declared as the TOD zone of the Metro in the master plan, people will be able to get the map passed again under the new rules.

Five FAR will be available

The land use of 500-500 meter area on both sides of both the metro routes and elevated road will be declared mixed. Due to this, construction of 5 FAR on 100 meter plot will be valid here.

In this way, construction can be done in a total built-up area of ​​500 square meter. Due to this, residential and commercial activities will take place here.

New townships, complexes, malls, offices, restaurants, houses, offices etc. can be built here. Along with this, the income of the authority will increase in the form of map approval fee.

GDA Vice President Atul Vats said, “TOD zones will be declared on both sides of the metro route. For this, the planning section is preparing a report by surveying and marking the land.

This proposal will be placed in the upcoming board meeting. So that after getting approval from there, we can move forward.”
